| Description: | In the performance of this position, the employee will be required to install, maintain, and repair equipment, physical structures, mechanical, plumbing, heating, cooling, ventilation, system controls and electrical systems in office and industrial establishments by performing the following duties. The goals of the work of this employee include the safety and comfort of the facility occupants, the upkeep and maintenance of the facility the equipment and systems, and the minimization of maintenance costs through a comprehensive preventative maintenance program. |
| Duties: | Essential Job Functions:
1.Perform preventative maintenance on all equipment and systems throughout the facilities. Monitor and update the Preventative Maintenance Calendar to assure all building systems and equipment are properly and timely maintained. 2.Repair and maintain industrial shop machinery and equipment.
3.Repair and maintain physical structure of establishment, including painting, caulking, drywall repairs, carpet installation and/or removal, and other tasks as assigned.
4.Repair and maintain all Heating, Cooling and Ventilation equipment at the facilities including boilers, hot water heaters, air handling units, air conditioners, humidifiers, variable air volume boxes, radiant heater, make-up air units, exhaust fans, thermostats and other controls.
5.Function within the guidelines of current purchasing practices to price, procure and account for maintenance items required to maintain building and grounds.
Supportive Job Functions:
1.Performs other miscellaneous duties as assigned by management.
2.Recordkeeping with regard to Preventative Maintenance Calendar.
3.Visually inspect and test equipment.
4.Listen for unusual sounds from equipment to detect malfunction and discuss machine operation variations with supervisors or other maintenance technicians to diagnose problem or repair machine.
5.Dismantle defective machines and equipment and install new or repaired parts.
6.Clean and lubricate shafts, bearings, gears, and other parts of facilities-related equipment.
7.Install and repair electrical apparatus, such as motor controls, lighting ballasts, transformers, conduits and wiring, and electrical and electronic components of machinery and equipment.
8.Lay out, assemble, install, and maintain plumbing and pipe systems and related hydraulic and pneumatic equipment, and repair and replace gauges, valves, pressure regulators, and related equipment.
9.Install, program, or repair automated machinery and equipment such as programmable controllers.
10.Perform snow removal as needed including shoveling of sidewalks by hand, operation of snow blowers and de-icing.
11.Perform special projects as requested.
12.Operate, repair and maintain facilities equipment including Overhead Cranes, Fork Lifts, motorized carts and other apparatus in the performance of their work.
13.Oversee outside contractors performing work within the facilities. Require safe practices of the contractor, inspect their work and demand that specifications and quality standards are met.
14.Operate cutting torch or welding equipment to cut or join metal parts.
15.Fabricate and repairs counters, benches, partitions, and other wooden structures.
16.Ability to measure dimensions, utilize measuring devices, perform calculations related to dimensions, interpret dimensions from drawing and plans.
17.Work safely with others and alone.

1. Excellent customer service skills
2. Excellent oral and written communication skills
3. Must be extremely detail oriented
4. Knowledge of Microsoft Office software, including Excel, Word and Outlook
Education and Experience:
Associate's degree (A. A.) or equivalent from two-year college or technical school; or six months to one year related experience and/or training; or equivalent combination of education and experience.
